Start with a realistic budget

Your budget is more than the asking price. Add transfer fees, stamp duty, advance tax, agent commission and a buffer for immediate repairs — typically 6–10% on top of the price.

Decide what you can comfortably pay without stretching every rupee. A home should give you security, not anxiety.

Tip: Keep at least three months of household expenses aside after paying for the property.

Choose the neighbourhood first

Visit the area at different times of day. Check commute times, schools, water supply, load-shedding patterns and how the streets feel at night.

A great house in the wrong location is still the wrong house.

Verify every document

Ask for the title documents, the approved building map, the society NOC and recent utility bills. Confirm the seller's CNIC matches the ownership records.

For society properties, verify the file directly with the society office — never rely on photocopies alone.

Tip: Albait official listings are pre-verified by our team, but always do your own checks too.

Inspect before you commit

Look for dampness, cracks, seepage around windows, water pressure and the condition of wiring. Bring someone who understands construction if you can.
